#11 Real Estate Horror Stories: My Encounter with Squatters


As a new realtor, I quickly learned that the world of real estate is filled with unexpected surprises—some of which can be downright scary. One of the most memorable experiences from my first year in the business involved a property owned by a hoarder, and it’s a story I won’t forget anytime soon.

Our brokerage was tasked with cleaning out this particular property for clients who lived out of state. They had purchased it with the intention of rehabbing it and eventually listing it for sale. The plan sounded straightforward enough, but little did I know that I was about to face a real estate nightmare.

One day, I went to manage the drop-off of a dumpster, an essential step in clearing out the clutter. As I navigated the dark and cramped basement, I was met with a shocking sight: two squatters had made themselves at home. They had set up a makeshift nest amid the debris and disarray that filled the basement. It was clear they had broken back in after the building had been secured.

I won’t lie; my heart raced as I realized I wasn’t alone. Fortunately, after an initial surprise the squatters raced out the back door into the woods behind the property without further incident, and we never saw them again. The experience was unsettling, but it highlighted the unpredictable nature of real estate. You never really know what you might encounter, especially in properties that have been neglected or abandoned.

This incident taught me a valuable lesson about the importance of thorough property management and security. Whether you’re a buyer, seller, or investor, understanding the potential challenges of a property—especially those with a complicated history—can save you time, money, and a few scares along the way.
