My Journey to Real Estate Investing in the Adirondacks (& why I started Property Profits)

Corbin Moves NY: A Beginner’s Guide to Building Wealth Through Real Estate in Upstate New York

Welcome to Property Profits, a real estate investing blog for beginners, first-time investors, and anyone looking to build long-term wealth through property—especially here in Upstate New York and the Adirondack region.

This isn’t a hype-driven investing blog or a shortcut-to-riches pitch. It’s a practical resource built on real experience in the Warren County, Glens Falls, Queensbury, and Warrensburg NY real estate markets, where strategy, patience, and local understanding matter more than trends.

If you’re exploring real estate investing, planning your first purchase, or trying to understand how property fits into a bigger financial picture, this blog is designed for you.

Why I Got My Real Estate License at 21

My real estate journey began during the COVID-19 pandemic—a period that forced a lot of people to slow down and reassess their future.

At 21 years old, living in the Southern Adirondacks, I knew I didn’t want a traditional 9–5 path. I’ve always been drawn to architecture, land use, and how real estate shapes small towns and communities across Upstate New York. Combined with a natural background in sales and negotiation, real estate stood out as a field that rewarded both skill and long-term thinking.

As I began studying real estate investing, one fact became impossible to ignore:
Real estate has historically created more long-term wealth than almost any other asset class—especially for those who start early and stay disciplined.

I chose to get licensed during the pandemic not just to sell homes, but to fully understand how deals actually work in real markets like Warren County NY—from financing and inspections to negotiations, zoning realities, and long-term ownership.

Over the last four years, working inside the Upstate New York real estate market has given me a front-row seat to what works, what fails, and where beginners most often go wrong. This blog exists to share those lessons clearly and honestly.

The Purpose of Property Profits

The mission of Property Profits is straightforward:

Real estate investing isn’t reserved for insiders or large institutions. In markets like Glens Falls, Queensbury, and Warrensburg, opportunity still exists—but only for people who understand numbers, risk, and long-term strategy.

This blog focuses on:

  • Practical education over hype

  • Long-term wealth over short-term wins

  • Strategy rooted in real local market conditions

  • Clear thinking instead of emotional decision-making

Property Profits is also about community. Investing gets easier when you learn alongside others who are asking the same questions and navigating similar markets.

Debunking the Myths: Why Real Estate Investing is More Attainable Than You Think

Many people hesitate to invest in real estate because they believe it’s out of reach. Whether it’s the myth that you need a fortune in savings or the fear that managing properties is too complicated, these misconceptions hold many back from building wealth through real estate. Today, let’s break down the most common myths and show you why real estate investing is more achievable than you think. Myth #1: You Need to Be Rich to Invest in Real Estate Truth: You don’t need hundreds of thousands of dollars in the bank to start investing. Many loan programs allow you to purchase property with as little as 3-5% down. Additionally, strategies like house hacking—where you live in one unit of a multi-family property while renting out the others—allow you to start small and build equity over time.  Beyond that, creative financing options such as seller financing, partnerships, and private money lending open even more doors for investors with limited capital.
